FAQs
What is a Land Transfer Survey?
A Land Transfer Survey is a legal survey required to create new titles when land is subdivided or reconfigured. It defines the legal boundaries of new lots and is lodged with LINZ (Land Information New Zealand).
When do I need a Land Transfer Survey?
You’ll need one if you are:
-
Subdividing land (e.g., 1 lot into 2 or more lots)
-
Adjusting a boundary
-
Creating an easement (e.g., for access or services)
What’s a 223 and 224c Certificate?
-
223 Certificate: Confirms your subdivision plan complies with the resource consent.
-
224c Certificate: Confirms all consent conditions have been met so new titles can be issued. 224c is not part of Land Transfer Survey process.
Can I do the Land Transfer Survey myself?
No. Only a Licensed Cadastral Surveyor can carry out and certify a Land Transfer Survey for submission to LINZ.
